The Lease

Our Residential Tenancy Agreement (The lease) fully complies with the Residential Tenancy Act 1995. All our tenants must enter a formal lease approved by the Real Estate Institute of South Australia (REISA), which clearly states the rights and obligations of both the tenant and property owner.

A condition and inventory report is prepared by The Rental Agency supported by images. We provide a copy of the condition report to all new tenants upon signing the lease agreement.

On signing a lease, the tenant pays two weeks rent in advance and bond. The Rental Agency will then lodge the bond with the Residential Tenancies Bonds Online portal.  Where it is held in trust on the landlords’ behalf.

Collecting Rent

Minimising potential rent arrears is of our utmost priority.

We achieve this by…

  • Our careful tenant selection process
  • Requesting a direct debit from their nominated bank account into The Rental Agency trust account.
  • Building a good agent tenant relationship which encourages tenants to be consistent with rent payments.
  • Provide small rewards to tenants that pay on time, such as gift vouchers.

If rent arrears occur…

  • The Rental Agency will email, telephone and/or SMS the tenant immediately requesting payment within 48 hours.
  • If a tenant is 14 days in arrears a notice to remedy the breach is issued. The tenant has 7 days in which to remedy the breach or otherwise an order for vacant possession is sought.
  • A notice to enter the property is sent via email or mail in which the agent will have access to the property to conduct an inspection and ensure the property is in good order and discuss the issue with the tenant.

Receiving Rent Money

The Rental Agency operates a computerised Trust Account System. We offer you flexible payment options in the administration of your funds. A statement is prepared at the end of each month…

Your statement will consist of the following:

  • Name of your tenant(s)
  • Amount of rent received
  • The date the rent is paid up too
  • All authorised deductions (repairs, rates, land tax etc)

We pay our property owners on a monthly basis by electronic funds transfer that go directly into your nominated account.

We can if you require, pay accounts such as Council rates, Land tax, Insurance premiums, and body corporate levies.

At the end of each financial year a statement of full income and expenditure for the year is provided, which will save your accountant or yourself a considerable amount of time in preparing your income tax return.

Inspections

The Rental Agencies property inspections are carried out as follows…

  • A 4-6 week walk through after resident moves in
  • Every three months thereafter
  • Special inspections to check on significant repairs
  • As required by the property owner

After each formal inspection, a comprehensive written report is forwarded which includes….

  • Any information relevant to the care of your property
  • Images of your property
  • Recommended maintenance

First impressions are the most important, well maintained properties attract quality tenants.

It is The Rental Agency’s policy to contact our valued property owners on all repairs and maintenance matters, no matter how small the job may appear. It is another example of commitment to keep you informed on all matters regarding your property.

At The Rental Agency we are happy to liaise with your own trades people in maintaining your property, or you may like to use our recommended qualified, licenced and fully insured tradespeople.

Landlord Protection Insurance

The Rental Agency strongly recommends our valued clients consider insurance through a Landlords Insurance Policy to cover any loss of rent.
